Mortgage Calculators for Pennsylvania and Florida

Use these free mortgage calculators to estimate your monthly payment or the home price your income can support. The main calculator adds principal and interest, property tax, homeowners insurance, association dues and mortgage insurance into one monthly number. Dynamic Funding Solutions (NMLS #17144, lending since 1997) built them for buyers and homeowners in Pennsylvania and Florida, and Lena Polnet (NMLS #17225) can check your numbers against real lender quotes.

Model house and house keys on a table, the goal behind every mortgage payment estimate

Enter the interest rate from your own quote. The calculator does not guess rates, because they change daily and depend on your credit, down payment and loan program.

Mortgage payment and affordability calculator

Enter the interest rate from your quote to see your payment.

Estimates only, not a loan offer. Your exact payment appears on the Loan Estimate a lender gives you after you apply. Each loan program sets its own debt-to-income limit, so Lena will confirm yours. For how lenders weigh debt against income, see the Consumer Financial Protection Bureau's guide What is a debt-to-income ratio?

Calculators for Specific Loan Programs

Some loans follow their own math. These calculators sit on each loan page so you can read the program details next to your numbers.

FHA loan payment calculator

Adds the FHA upfront and monthly mortgage insurance to your payment, with the 3.5% minimum down payment for credit scores of 580 or higher.

How the Mortgage Payment Is Calculated

The principal and interest part uses the standard amortization formula: the loan amount times the monthly rate, divided by one minus the growth of that rate over every month of the term. Early payments go mostly to interest and later payments mostly to principal, while the payment itself stays the same on a fixed rate loan.

Your full housing payment adds four more pieces, often called PITI plus dues:

  • Property tax: set by your county, city and school district. The listing usually shows last year’s bill.
  • Homeowners insurance: required by every lender. Get a quote early, especially in Florida.
  • Mortgage insurance: usually required on conventional loans with less than 20% down and on all FHA loans.
  • HOA or condo dues: lenders count these in your debt-to-income ratio even though they are paid to the association.

What Lenders Check Besides the Payment

A payment you can afford is the start. Lenders also review your debt-to-income ratio (all monthly debts, including the new payment, divided by gross monthly income), your credit history, your savings after closing and the property itself. Our mortgage paperwork checklist lists the documents that prove each one.

Frequently Asked Questions

How accurate is this mortgage calculator?

It uses the same amortization math lenders use, so the principal and interest figure matches for the rate and loan amount you enter. Taxes, insurance and mortgage insurance are only as accurate as the numbers you type in. Your exact payment appears on the Loan Estimate after you apply.

What interest rate should I enter?

Use the rate from a current quote. Rates change daily and depend on your credit score, down payment, loan program and property type. Lena Polnet can give you a quote in a free 15-minute call.

What is a debt-to-income ratio?

It is your total monthly debt payments, including the new mortgage payment, divided by your gross monthly income. Each loan program sets its own limit, which is why the affordability calculator lets you choose 36%, 43%, 45% or 50%.

Does the payment include mortgage insurance?

Only if you enter it. Conventional loans with less than 20% down usually carry private mortgage insurance, and FHA loans carry their own mortgage insurance. The FHA payment calculator adds it for you.

Is the information I enter saved or sent anywhere?

No. The calculator runs in your browser and nothing you type is sent to us. We only receive your details if you fill out the contact form below.
